Dardaris

Dardaris is an AI property manager for private landlords. It collects rent, answers tenants, sorts repairs and keeps paperwork current, then sends one short daily briefing covering only what needs a decision. It is built for landlords and agencies who want routine letting admin handled without taking over the choices that carry consequences.

Dardaris connects to a bank account, through Ponto or Plaid, or reads an uploaded statement, and matches each incoming transfer to the rent it settles, showing the reason for the match. A user can set an autonomy level for each task, from letting it act and log the result, to notifying after it acts, to holding everything for review until approved; anything over a set spending cap always waits for approval.

It draws up leases from a region's own rules, or reads one already in use, sends it out for electronic signature, and calculates indexed rent increases with the formula shown. It triages repair complaints, decides whose cost they are, and lays contractor quotes side by side. It answers tenants by email, SMS, WhatsApp or phone in their own language, tracks certificates and renewal deadlines, and coordinates short-stay bookings and cleaning across channels on one calendar.

Dardaris is priced in three plans: Owner at €49 a month for up to 3 units, Pro at €149 a month for up to 25 units, and Agency at €199 a month for up to 100 units and more by the unit, each with a 14-day free trial and no card required to start. Signing a lease costs €99 per lease, extra bank accounts beyond those included are €5 a month, and AI use beyond a plan's allowance is billed at €9 per extra million tokens.
